ADMINISTRATIVE TECHNIQUES PHASE - MILESTONE # 1


Stage 1: Probe

A. Seek project, land, building, project, look for comparable properties, recent sales to assist in negotiations

B. Decide land, building, project

C. Contract property, lease, project

D. Acquire closing attorney who does title searches

E. Due diligence period, test soil, survey, review blue prints, title search, check for fines, code violation, liens, feuds, auctions, tax issues, quit claims, short sales,

E. Funding, self fund, construction loan, Investor, property owner

F. Remember to meet with subs after this stage...

G. Contract subcontractors, get 1099s of all

H. Get permits

I. Acquire surety bonds

J. Validate general and professional liability, workers Comp,

PHASE #1 FOUNDATION TECHNIQUES PHASE

Stages 2, 3, 4 & 5MILESTONE # 2

Stage 2: Preparations, Foundation, Preparation (for main and separate or attached buildings)

A. complete Test soil for best location to build

B. clear land, sell trees and dirt

D. Do drainage systems and retention ponds

E. do forms, frame house/building

D. Gravel access drive

E. Pave drive

F. Pave parking lot

G. Install Foundation Forms

H. Install Footings

I. Install Pier Holes (Pier Hole It good and this house won’t shake or move. Whether the house calls for 12” footings or not we do minimum of a 18” on pier holes)

J. Install Retainer Walls

K. Rough electrical

L. Rough plumbing

M. Anchors for safe/storm rooms

N. Indoor pools, jacuzz, etc.

O. Rough elevator

P. Security systems

Q. Acquafors

R. Water falls and fountains

S. Sidewalk

T. Perform Waterproofing

U. Rough HVAC (if no Mini-Split)
